You've survived a pandemic, a housing crisis, and an avocado toast intervention. Getting the right home loan shouldn't be the hard part.

LOANVALLEY First Home. Next Home. Every Home.

1 native tree planted per settlement
Hi there, we're Loan Valley

The right loan.
For where you're actually at.

We grew up being told we'd own homes if we just gave up the lattes. Turns out it's a bit more complicated than that. Whether you're buying your first place or making the move to something bigger, the mortgage market is complicated enough without your broker making it worse. We speak plain English, we negotiate hard on your behalf, and Pete's with you from first call to settlement — and beyond.

Still on the rate your bank set you up with back when you signed? Chances are they're not in a rush to tell you there's a better one. A quick conversation with Pete could save you thousands — and it costs you nothing to find out.

Investment

So you've bought your first place and now you're eyeing a second. We structure your lending so it works now and sets you up for the next one.

House & Land

Buying land and building your dream home? We manage the construction loan, the progress payments, and the timing so your build doesn't stall because of finance.

Specialised

SMSF Lending

Your super, buying property. It's more complex than a standard loan — Pete's done plenty of them and knows this space just as well as he knows Adam Sandler quotes.

Alt-Doc Lending

About Pete

Local knowledge.
Genuine advice.

Pete's a millennial. He's watched his generation get priced out, wait it out, and finally figure it out. He started Loan Valley because he wanted a broker he'd actually want to talk to — someone who speaks plainly, doesn't waste your time, and genuinely cares whether you get a good deal.

Based in Officer, VIC and helping Melbourne buyers find the right loan without the runaround. Whether you're buying your first home, upsizing, or growing a portfolio — Pete gives you a straight answer and sees it through.

FAQ

Questions people actually ask.

Honestly? Nobody knows — and anyone who tells you otherwise is guessing. What Pete can tell you is your borrowing capacity, what you can actually afford right now, and whether the numbers stack up for your situation. That's a better starting point than waiting for the market to cooperate.

Yes. HECS affects your borrowing capacity because lenders factor in the repayments, but it doesn't disqualify you. And here's something most people don't know — depending on your situation, Pete can sometimes get lenders to exclude your HECS debt entirely using specific bank policy. It's not always possible, but when it is, it can make a meaningful difference to what you can borrow. Worth the conversation.

We know. It's not you, it's the market. But here's the thing — your parents also didn't have 40+ lenders competing for their business, a broker who works for free, or government schemes that can get you in with 5% down. It's hard, but it's not impossible.

It's not too late. If the deposit is there and the income supports it, Pete can make it work. Plenty of Loan Valley clients bought their first home in their mid-to-late 30s and wished they'd called sooner.

If you haven't reviewed your rate in the last 12 months, there's a solid chance you're overpaying. Send Pete your current rate and he'll tell you straight whether it's worth switching.

Great question — and one more people should ask! Pete gets paid a commission directly from the lender once your loan settles, not from you (don't sweat it, the lender can totally afford it). It costs you nothing to use a broker, and the commission doesn't change the rate or fees you pay. It's the same deal whether you go through Pete or walk into a bank yourself — except Pete's comparing 40+ lenders on your behalf instead of you doing it solo, which means we'll get it right the first time round.

You can get started with as little as 5% — and if you're a first home buyer there are government schemes that help even further. The deposit is rarely the full story though. Book a call with Pete and we'll look at the whole picture.

Yes — and Pete works with plenty of self-employed clients. The key is knowing which lenders to approach and how to present your financials. It's more doable than most people think.
